Ground floor:

The windows are double-glazed and the roof waterproofed, insulated and tiled in terracotta cup tiles.
It faces south and is sheltered from the north by the adjoining building.
It is cool in the summer and warm in the winter. The upstairs floors are paved with hand made terracotta tiles.
Heating is by the Norwegian Jotul wood-burning stove in the living room (8-10 hours per load). Wood is delivered locally and heating costs are less than one quarter of gas and oil fired systems, are renewable, ecologically benign and totally dependable.
An electrical immersion heater provides hot water for the bathroom and kitchen and bottled cooking gas is delivered and fitted by the Primo discount store just down the road. Mains gas can be connected if required. Furniture is included in the purchase price.

Area

Bolsena is an ancient town on the via Cassia boardering lake Bolsena in northern Lazio. It's history goes back a long way.
There are the ruins of a Roman town 200 yards from Casa Tana. In the medieval castle an excellent museum documents the town's history. There are a good range of local shops, bars and excellent restaurants specialising in lake fish dishes.
Five minutes walk from Casa Tana is the lakeside promenade. Daily ferry launches tour the lake during all but the winter months. There are private and public beaches and the water is clean. Yachts and powered boats can be hired in the lively marina and scooters and bicycles rented near by.
There are two newsagents that sell British newspapers; the town has the full range of shops, services, suppliers, a small but growing English comunity of full-time residents and a lively international tourist trade.
Orvieto, 20 miles to the north east (half-an-hour's drive), famous for its cathedral and Etruscan tombs, is on the high speed and regular railway lines (Rome 1 hour Florence 2 hours) and connected to the A1 autostrada del sole.

Casa Tana with its layout and location, its proximity to lake Bolsena and the historic towns of Orvieto, Tarquinia, Tuscania and Viterbo plus the excellent car-parking facilities and the fact that an Italian speaking English couple who live nearby as permanent residents would be prepared to give any assistance required all make Casa Tana an ideal holiday rental home.
